Tips for Home Value Enhancement and Faster Selling

Before placing your home for sale, take a few days to prepare it. It's worth while! With just a little effort and a few tips from us you'll improve its value and speed the selling.

1. Exterior

First impression is a cornerstone. Make it great! It's very important for the final decision that the first impression is favorable. First the buyer will see the exterior of the house. A neat exterior aspect shows that the house is well mainained and taken care of, thus in good condition.

Must Do's:
  • Give the lawn and landscape a fresh look.
  • Put in a new flower bed, trim the bushes.
  • Take care of the walks and the driveway. They might need redoing.
  • Take a look at your front door and your garage door. Do they look welcoming? The front door might be changed with a new one with brass fixtures and for the garage an automatic opener would look better.
  • Repaint the exterior if needed, power wash your siding and deck.
  • Redo the roof and gutters if necessary.

  • Porch and pole light fixtures give a house a touch of elegance.
  • Double or triple-pane windows or storm windows and doors are very sought after. They keep the temperature indoors comfortable all year round.

    A little work on the inside can make a lot of difference. To obtain a good price and to sell the house at its real value it is important that the general impression is one of safety and the general aspect is that of a functional, spacious house, well maintained, that doesn't need repairing. Always keep in mind: go for a cheerful and bright aspect, avoid at all costs dullness and darkness.

  • Fix leaky faucets, fix anything needs fixing.
  • Consider a coat of paint or new wall paper to refresh the aspect. Go for light colors for a plus of light and space.
  • Remove all clutter. Show how big your house really is. Remove all unnecessary objects from all places, from attic to basement, from closets to halls. Neat, well organized closets seem larger.
  • Make sure all the rooms look the best they can and don't forget the basement.
  • Tidy up, steam clean the carpets and floors. Bring more light and put freshly laundered, bright curtains and bedspreads.
  • Take special care of the bathrooms. A clean, sparkly bathroom always leaves a pleasant impression.
  • Refinish wood floors to give a "new house" look.
  • Refresh the kitchen, consider new counter tops and appliances. Buyers look for a disposal and dishwasher. Consider replacing or refacing cabinets.

  • Install new carpeting and new flooring (vinyl or ceramic) if necessary.
  • Hang new chandeliers to make rooms brilliant.
  • Install attractive ceiling fans to keep things cool.
  • Replace switch and outlet plates and register vents with shiny brass ones. This adds elegance.
  • Replace bathroom toilet seats, medicine cabinets and bathroom hardware.
  • Install new furnace or additional insulation so you reduce cost to operate.
  • Upgrade electronic capabilities: install cable TV lines and an extra phone line in a room suitable for a home office.
  • You may want to consider improving the look of your home with new furniture items planned for the new house.
